Occupancy restrictions must be approached cautiously. They remain available as a governance tool, but they cannot be enforced mechanically.

A Strata may attempt to evict a tenant when the landlord is unresponsive or delays and the tenant repeatedly or continuously breaches a significant bylaw.

The Strata Property Act provides a valuable code for governance that balances collective responsibility with individual freedoms and Owners should not attempt to avoid its requirements.
