Strata lawsuits can only be authorized by a resolution of the Owners at a general meeting. However, there are situations where a Council should commence a Strata Lawsuit and then ask for Owners to agree to continue the Strata Lawsuit.

Annual council elections are an important part of strata governance. They provide owners with the opportunity to choose representatives.

Occupancy restrictions must be approached cautiously. They remain available as a governance tool, but they cannot be enforced mechanically.
